CURRENT PROMOTIONS
New tenants who tour a 2BR or 3BR apartment and complete their paperwork, including lease signing, by May 31 2024 are eligible to receive a credit in the amount of $200.00 PER TENANT to be applied toward their last month of rent. This does not apply to Co-Living tenants, or tenants in 1BR units. Leases that are terminated prior to the lease end date will not qualify for promotion credits. With this promotion, the requirement for new tenants to prepay the last month of rent in advance has also been waived.
New Tenants must pay their Security Deposit in advance in order to hold the Apartment. First month's rent and Key Deposit(s) are due by the Lease Start Date.

What is the price?
One-Bedroom units are $650.00 per month and include all utilities and services except for electric, gas (for the stove), and Internet service. Two-Bedroom units range from $875.00 to $1,000.00 ($437.50 to $500.00 per tenant) per month and include/exclude the same utilities and services. Three-Bedroom units range from $1,200.00 to $1,500.00 ($400.00 to $500.00 per tenant) per month and include/exclude the same utilities and services. Co-Living units are $550.00 per month per tenant and include all utilities and services except for gas (for the stove) and Internet service.
What do I need to do to rent an apartment?
All of the application forms need to be completed. Each Tenant must fill out a Tenant Application form. If more than one Tenant, all Tenants must fill out and sign a Roommate Agreement form. All Tenants must (together) sign a Smoke and CO detector form. All Tenants must (together) sign an EPA disclosure form. All Tenants must have a Parent or Guardian sign and complete a Guarantor form.
In addition to the forms, due at or before lease signing a Security Deposit in the amount of one month of rent is due. By the Lease Start Date, First Month and Key Deposit are due. For example, if a 1BR unit is $650.00 per month, the total due at or before the Lease Start Date is $1,350.00 ($650.00 for First Month Rent, $650.00 for Security Deposit, $50.00 for Key deposit). For a 2BR that is $900.00 per month, the total due is $1,900.00 ($900.00 for First Month Rent, $900.00 for Security Deposit, $50.00 for Key deposit for Tenant 1, $50.00 for Key deposit for Tenant 2). With the exception of the Key deposit, which is per Tenant, all deposits are TOTAL, not per Tenant. The total deposit required for a 2BR unit that is $900.00 per month is $1,900.00 ($950.00 PER TENANT).
Is this just for students? Do Tenants need to be a student at Wilkes University?
Most of our tenants are, but they may be students at any College or University, including Wilkes, LCC, Kings, or another center for higher education.
Can I have you hold an apartment for me?
Yes. To "hold" an apartment requires the successful submission of the necessary paperwork and a Security Deposit. This will hold an apartment while the Lease is drafted and sent out to be signed by the Tenant(s).
When can I start my Lease?
Leases are for terms, not monthly (though the payments are broken down into monthly payments for convenience). Leases run from June 15 to May 31 of the following year for new Leases. If you are renewing a lease, it will run from June 1 to May 31 of the following year. The start date of June 15 for new Leases is to give our maintenance staff sufficient time to perform any repairs or maintenance, paint, and clean each unit prior to new tenants moving in.
What do I do if something needs to be repaired?
We have 3 full time maintenance staff members on site. If something needs repair during normal hours of operation, M-F 8am-4pm, simply call the office or email and maintenance will take care of it. If an emergency happens after hours, on a weekend, or otherwise outside of normal operating hours, call the emergency number given to Tenants. If something needs repair outside of normal operating hours and is NOT an emergency, an email or call will suffice, and maintenance will take care of it the following business day.
What is included with the apartment? Are apartments furnished?
All apartments are unfurnished, though a refrigerator and stove are always provided and maintained in working order. Furniture is provided by the tenant.
Do the apartments have washers and dryers?
There are no washers and dryers in the apartments, but there is a central Laundry room on site. The Laundry room is locked, and each tenant is given a key to the Laundry room. The Laundry room has digital washers and dryers inside. Tenants can use the free app from Caleco in combination with the QR code on each machine to wash and dry clothing. The app will even tell you when your machine has completed its cycle.
Is there parking on site?
There is free parking on West Ross and South River streets on a first come, first serve basis. We also have 3 parking lots on site that are by permit parking only. Parking permits are $30 per month, from September to May, with individually assigned numbered parking spots. Parking in the lots is free and unassigned during the months of June, July, and August. Tenants have the right to call and have towed any vehicle parking in their assigned parking spot at no cost to them.
